If they used heavier material the risk of the building collapsing under it's own weight be too high. So lighter steel was brought in.

Jesse wanted to prove that thermite was strong enough to burn through the steel beam like a lot of conspiracy theorists like to believe. What happened when the thermite was used on the steel? Nothing. Not a thing happened. Why didn't anything happen? Because thermite doesn't burn through steel.
